Changes to Commercial (C3) Zoning Allow for Health and Personal Services in Addition to Retail and Office Uses

Wednesday, December 14, 2022 – To better support businesses and the community as a whole, the District has updated the Commercial (C3) zone to include retail, office, health and personal services as primary uses.

“This change in zoning is responsive to our community’s need for increased economic diversity and has the potential to bring more local employment opportunities closer to home,” says Mayor Maja Tait.

Further, the change potentially allows for the removal of the rezoning stage for businesses looking to move into Sooke or for existing businesses looking to relocate within our community.

“This is good news all around as our team responds to the needs of a growing community,” Tait adds.

Previously, the C3 zone was geared toward automobile uses while also accommodating restaurants as a primary use and retail and office space as an accessory use. The C3 zone did not permit health and personal services.

The District currently has thirteen parcels located within the C3 zone, six of which are located within the town centre, five outside the town centre while being adjacent to the highway and two parcels in the Kaltasin area.
